Idaho is a nondisclosure state. That means when a property sells, the deed is recorded with the county, but the sale price usually is not.
That doesn’t mean the sale price is confidential or a secret. It’s just not public record.
What It Means for Automated Valuations
Zillow, Redfin, and other platforms generate automated valuations (like “Zestimates”) using complex algorithms that use publicly available sales data.
In Idaho, that means the automated valuations you see online may indeed be close to realistic values in our local market… or not.
